The buying process in Greece, step by step
A clear walkthrough of how buying property in Corfu actually works, from your first viewing to receiving the keys.
1. Get a Greek tax number (AFM)
Every non-resident buyer needs an AFM (Arithmós Forologikoú Mitróou), a Greek tax registration number. It's required to sign a contract, open a bank account or pay transfer tax.
Your lawyer can apply on your behalf with a power of attorney; in person it takes around an hour at the local tax office.
2. Appoint an independent lawyer
Choose a lawyer who is independent from the seller and the agent. They handle title checks at the local land registry (Ktimatologio), confirm there are no encumbrances, and prepare the private agreement.
Legal fees are typically calculated as a small percentage of the agreed amount.
3. Reservation & due diligence
A reservation deposit takes the property off the market while your lawyer completes due diligence, usually 2 to 4 weeks.
Due diligence covers title, planning permissions, building legality and any pending taxes.
4. Final contract at the notary
The transfer happens in front of a Greek notary, who reads the deed aloud in Greek (you can bring an interpreter or use a power of attorney). You pay the balance, the transfer tax, and the notary fee on the day.
5. Registration
After signing, the deed is registered at the local Land Registry. Once registered, you are the legal owner, typically within a few weeks.

Do I need to be in Corfu in person?
No. With a power of attorney, your lawyer can sign the final contract on your behalf, many international buyers complete the purchase remotely.
How long does the whole process take?
Allow 6 to 10 weeks from accepted offer to signed deed, assuming a clean title.
